The Limes, Fulford

This existing Guest House is in a prominent position within the Fulford Road Conservation Area. The aim of the scheme was to convert the building and site to house private residential flats.

The proposals involved the internal reconfiguration of the existing space, plus the addition of 2 small extensions. These allowed for the creation of 5 flats, with a mix of 2, 3 and 4 bedroom with generous living spaces.

The two extended parts bring in small elements of contemporary design which are complimentary to the existing building. Narrow glazed elements link the old and new parts of the building, forming a clean break.

Complicated negotiations were required with Highways and Conservation teams at the council. The tight site required vehicle tracking to prove the effectiveness of the parking layout. Planning Approval was achieved in late 2023 and we anticipate moving forward with Technical Design soon.
