The Coach House

Our clients wanted to use an existing 19th Century coach house to the rear of their property as occasional guest accommodation or granny flat.

Early discussions with the local planning authority were essential, to agree that planning permission would not be required. The fabric would require bringing up to a modern standard, making the building weather-tight, insulated and adequately heated.

The design solution is a self-contained one bedroom unit kitchen, living and bathroom facilities. Half of the building was also retained as garage space. The loft space was converted, which involved the addition of stairs and roof windows. Key historic features of the Coach House, including exposed external rafter ends, timber boarding and a historic radiator were retained and celebrated in the new design.
